Let Only Service

  • Accompanied viewings
  • Rent collection and remittance

  • Commission deductions
  • Advice regarding rent arrears
  • HMRC deduction administration where applicable
  • Service of Section 21 Notices or Notices to Quit

Short Let Service

Fees Vary

Suitable for tenancies of less than six months.

Includes all services provided within our Let Only Service, with rent typically payable in advance.

Renewal Service

When an existing tenancy is renewed, extended, or continues beyond its original term, we can manage the renewal process on your behalf.

This includes:

  • Liaising with all parties
  • Rental reviews and recommendations
  • Negotiating revised tenancy terms
  • Preparation and administration of renewal agreements

Renewal fees are payable in advance and are based on the duration of the renewed tenancy agreement.


Full Management Service

Our comprehensive management service includes everything within the Let Only Service, plus:

  • Utility provider and local authority notifications
  • Routine property inspections (twice annually)
  • Detailed inspection reporting
  • Arrangement of maintenance and repairs
  • Coordination of safety certification renewals
  • Obtaining contractor quotations
  • Right to Rent re-checks where required
  • Secure key holding
  • Check-out appointment coordination
  • Deposit negotiation and administration
  • Deposit distribution between parties
  • Referral of deposit disputes to the Tenancy Deposit Scheme (TDS) where necessary

Pre-Let Service

Charged as a Percentage of Net Invoices

For landlords preparing a property before marketing, we can coordinate pre-tenancy works on your behalf.

Services may include:

  • Property preparation
  • Maintenance coordination
  • Refurbishment management
  • Contractor liaison
  • Pre-marketing improvements

Charges are calculated as a percentage of the net invoices for works undertaken.
